Everyone knows how important it is to have a house inspection when buying a new home but many people fail to have the most important (costly) part of the house inspected. Electrical and plumbing issues can range from a few hundred dollars to a couple thousand, a new roof could run 3 to 5 thousand dollars. A new leach field or sewer line could easily run 6 to 15 thousand dollars or more. Why is it that the most expensive part of a house is rarely inspected prior to closing?
So many new home owners have had the misfortune of buying their first home just to find out after a few months of living there that the sewer system is bad and needs repair. Now they have the aggravation of possibly making an insurance claim for sewer damage to their new home, getting involved in a legal dispute with the prior owner and of course getting quotes to have the system repaired so they can live in their new home. All of this would have easily been avoided with a simple sewer inspection that typically cost between $125.00 to $300.00. Make sure to do yourself or anyone you know a HUGE favor and get a sewer inspection before you buy any property.
